Preparing a planning application

Step 1.Find the zones and overlays for the property

Visit VicPlan to create a planning property report. The planning property report identifies the zones and overlays that apply to your site.

Step 2.Review the Yarra Ranges Planning Scheme

With the zones and overlays identified take a look at the specific policies and clauses in the Yarra Ranges Planning scheme to find out more about the rules that might apply.

It will also help you understand what information you'll need to supply with your application if you decided to go ahead and what Council will consider when making a decision.

Step 3.Get specialist advice

You may need to speak to a planning consultant for advice, or other professionals such as architects or engineers to prepare documents and design plans.

You can also request written advice from Council.

Step 4.Get a current Copy of Title

Download a certificate of title. A title is used to identify your site and any restrictions that impact use or development. The certificate of title includes:

  • Register Search Statement
  • Title plan
  • Any instruments identified as s173 agreements, covenants, encumbrances or easements

You do not need to order mortgage instruments.

Step 5.Speak to Council about your proposal

You may consider a pre-application meeting before you submit your application.  In this meeting, we can provide you with preliminary feedback on your proposal and what information you'll need to provide.

Step 6.Prepare your application

Gather all the information and plans required to submit your application.  Providing all the required information in the requested format at the beginning of you application will minimise any delays during the assessment process.

Step 7.Submit your application to Council

Once your ready to apply, create an account on our eplanning system and lodge your application.

Step 8.Next steps

Your application will be assessed by our planning team before a decision is made. If appropriate, your application may be referred to Council for decision.
